Palm Coast, for an owner who is somewhere else

Palm Coast is the largest city in Flagler County, and it was planned before it was built: long runs of quiet residential streets, a few main parkways, and houses that mostly sit on one level. That makes it an easy place to own from far away, right up to the week something outside needs attention and you are a thousand miles from the driveway.

The saltwater canals

The canal streets are on the east side of the city, where many houses back onto water that connects to the Intracoastal Waterway. From the street a house shows its front; the seawall, the dock and the back yard all face the canal.

The wooded sections

Across the interstate, the lots tend to be larger and greener, with tall pines and oaks and some houses set farther from the road. Limbs, needles and leaf litter are what change most between one visit and the next.

If you head north for the summer

The months you miss are the ones when a Florida lawn grows fastest and summer storms roll through on many afternoons. A monthly visit while you are gone, plus one on each side of any named storm, is a rhythm that suits a summer away.

Afternoon rain arrives most days from June into September, and a lawn left alone for three weeks in that stretch can look as if it was left for three months.
